Last updated: 2026-10-20
We do not score home warranty companies or inspector associations. Whether a plan pays depends on the contract and the claim, which we cannot test. Listed alphabetically.

Before you buy a warranty
- Ask for the full contract, not a brochure, and read the exclusions and the coverage caps per item.
- Ask who the obligor is: the company that must pay claims can be a different company from the one selling the plan.
- Check your state attorney general’s site and insurance department for actions against the company.

Profile and sources →Who each is actually for
Based on what the cited sources say, not on reviews. If we had no source, the cell is left out.
| Firm | Fit signals from the sources |
|---|---|
| Choice Home Warranty | Buyers comparing plans should read the full contract and its exclusions before paying; the Arizona judgment requires Choice to disclose more before a sale there. |
| First American Home Warranty | Buyers and sellers in the 36 states it serves, often through a title or escrow closing. |
| Frontdoor (American Home Shield) | Homeowners who want one national provider with a large contractor network. New home builders, through 2-10 HBW. |
