The company owns and runs its brokerages and sells its own technology as the reason to join. Splits are negotiated, not published.

Residential firms are listed unscored. Our published rubric was written for commercial service firms and software, and we have not published how it applies to residential brokerages. Firms are listed alphabetically, not ranked. See methodology.

What “tech-led” means in the filings

Compass sells its platform and the Compass One client dashboard to agents. Redfin is now part of Rocket, where its listing data and agents feed mortgage, title and servicing. Douglas Elliman is a traditional company-owned luxury brokerage. We include it here because it owns its offices. None of the three publishes an agent split.

Who each is actually for

From what each filing says, not from reviews. Where we had no source, we leave the cell out.
