Single-family rental Property Management Companies
Single-family rental owner-operators (from 10-Ks) and third-party managers (from their own sites).
Last updated: 2026-10-20
We do not score property managers. We have not published a rubric for them, and fees and service data are rarely public. Firms are listed alphabetically. Any rank shown is NMHC’s, by units managed, not ours.
Single-family managers come in two types. Some are REITs that own and run their own homes (Invitation Homes, AMH); Invitation Homes also manages homes for others. The rest are third-party managers you hire for your own rentals (Mynd, Evernest). REIT figures come from 10-Ks as of Dec 31, 2025. Third-party managers’ figures are self-reported and undated.

| Firm | Fit signals from the sources |
|---|---|
| AMH (American Homes 4 Rent) | Renters wanting newer built-for-rental homes from a large landlord. Not a hireable manager: no third-party management business in the 10-K. |
| Evernest | Small investors who want a published leasing price and an easy exit. Owners buying and managing rentals with one firm (brokerage plus management). |
| Invitation Homes | Institutional or JV capital wanting a public-company SFR platform to run homes (third-party management is disclosed). Renters: a large, standardized landlord across 16 core markets. |
| Mynd | Out-of-state individual investors with one to a few homes. Institutions with 100+ homes that want an outside manager. |
